WITHOUT USING THE NEW MLS AREA NUMBERS IN YOUR ONLINE SEARCHES, YOU WILL BE MISSING LISTINGS!!!
At the end of April, Realcomp assigned new MLS area numbers to many CVTs so each would have its own unique area number on which to search in the MLS system. Over 80 city, village, and township MLS area numbers were modified ACROSS ALL COUNTIES as a result. ALL COUNTIES CONTAIN AREA NUMBER MODIFICATIONS.
PLEASE PRINT AND REVIEW the MLS AREAS AND AREA NUMBERS AFFECTED BY CHANGES DOCUMENT (above) so you can be sure to enter the new CORRECT area numbers when performing MLS searches.
Without doing so, you RISK the possibility of NOT OBTAINING listings previously included in your searches because of MLS areas being split up and assigned new numbers.
P.S. As soon as the new online grid maps become available from Realcomp Online, we will be sure to let you know. Please watch for additional announcements regarding their availability to be forthcoming.
05/10/07: AREA NUMBER UPDATE: Additional modifications have been made to the MLS regarding the area number enhancements that occurred in April in order to facilitate a smooth transition for Subscribers.
In April, Realcomp updated many of the MLS Area Numbers for the purposes of assigning unique area numbers to every city, village, and township to streamline searches. Communities which were previously grouped with another area(s) under one general number were separated, and single communities, which long ago were split up into separate sections and area numbers (due to board/association jurisdictions that no longer apply) were recombined.
If you have not yet reviewed the spreadsheet of the area number modifications, please do so at your earliest opportunity. You will need to familiarize yourself with the new numbers that have been assigned to areas in your market and those numbers that have been eliminated.
Additional notifications and enhancements implemented on May 10, 2007 include:
- A notification has been added to the homepage of Realcomp Online as another measure to inform Subscribers to verify their area numbers selections.
- A reminder has been added below every Area Number search field notifying Subscribers that area numbers have been modified.
- “(**New**)” Has been added to every modified area in the Area Number pick list. This includes both newly created numbers and old numbers that have been separated.
- Certain area combinations were added to the Area search pick list for areas that were recently split AND DO NOT fall next to each other alphabetically in the pick list.
- Additionally, certain combined areas that were separated in the upgrade have been relocated on the pick list so they are found near the area they were previously associated. Many of the separated areas included villages that reside inside larger townships or cities. For example, if you select “Independence Twp”, you would not retrieve properties that are located in Clarkston even though Clarkston is an area within Independence Township.
These additional enhancements were implemented so that MLS Subscribers can better and more accurately identify areas they would like to search.
In April, the following updates were implemented in conjunction with the MLS Area Number modifications.
- All "Saved" Searches - All Saved Searches have been updated. This means ALL Prospects, Saved Searches, Hot Sheets, & PRD Saved Searches have been updated to replace the old area numbers with the new ones. This also means if you had area numbers saved in your searches that were split out into separate area numbers (i.e. Farmington/Farmington Hills), both new area numbers covering the original area should now be saved in your modified search criteria.
Please review all of your saved searches and do verify that these contain the area numbers you wish to have represented in your saved criteria. You may find that you want to delete an area number from the criteria to further narrow the search based on the new available area choices. - Listing Load - The area number picklist in Listing Load has been updated to reflect all of the new area numbers.
- Searches - The area number picklist in the Search programs has been updated to reflect all of the new area numbers.
- Map Coordinates - The map coordinate tables have been updated to reflect all appropriate map coordinate choices for all area numbers.
- Listings - All listings (on-market and off-market up to 2 years) have been updated in the system to reflect the newly assigned area numbers. The new numbers assigned to these listings are based on the corresponding PIN number for the listing and the CVT noted for that property from the Public Record Database.
- Listing History - All historical listings have also been updated (as above).
- All City/Village/Township names have been cleansed to ensure that they all display consistently throughout the system.
