Why Does Realcomp Provide Two Different Sets of Remarks?
 

Q: Why does Realcomp offer two (2) different Remarks fields on the listings … one for the Public and one for Agents Only? Most of the time, I see the exact same comments appearing in each field.

A: The two (2) different Remarks fields allow listing agents/brokers to convey different and unique messages about each listing to two different audiences.

The Public Remarks field enables you to publish information that buyers want and/or need to know. These remarks can be used to relay information that isn’t already addressed in the data and feature fields of the listing (i.e. your introduction/description of the property, when specific features or amenities of the home were last updated, why a consumer would want to buy the property, etc.). This Remarks field is distributed to the other websites to which you syndicate listings. Keep in mind personal information for the listing agent/office is prohibited from being included in this field.

The Agent Only Remarks field allows you to publish whatever information you would like other REALTORS® to know about the listing … maybe some of the same information from the public remarks, plus information regarding compensation arrangements, access to the property, how to best contact the listing agent, etc. Personal information for the listing agent/office is allowed in this field.

The best use of these two (2) fields is to use each one to convey a unique message to each of your intended audiences … consumers and other REALTORS®.
