Tip of the Week: Need to Search for Properties to Accommodate a Buyer's Physical Limitations?

When working with a buyer who has specific physical limitations that need to be considered when searching for a home, know that there are several fields in the MLS system that can help you identify the right listings for her or him.

Architecture Style and Architecture Level are the common fields that usually come to mind. These of course allow you to search for properties identified as “Ranch” and/or “1-Story”. However, did you know you can also find homes with “Disabled Access” (through the Exterior Feature group) and those that have the Bedroom or Master Bedroom (through the Room Search group) on the first floor?

These fields can be added to the Quick Search program through the "Additional Fields" option. They have already been added to the Detail Search program and appear as a part of the default criteria for that search.

When using the “Room Search" field, not only are you able to designate the specific room you wish to search for, but also the desired level/floor (i.e. Entry). In the example above, we’ve chosen “Bedroom” and “Entry” level for the room selections.

Simply include these with the rest of your search criteria in order to find properties that fully meet your buyer’s specific needs.
