CONSUMER CAMPAIGN TO EDUCATE BUYERS AND SELLERS OF REALCOMP RULE AND NEED FOR AGENT ACCOMPANIMENT ON SHOWINGS

 

 

 

Based on the complaints that continue to be received by Realcomp and our Shareholder Boards and Associations of REALTORS® regarding the issue of unauthorized individuals being given access to lockbox properties without the proper accompaniment of their real estate agents, Realcomp’s Board of Governors voted in July to begin educating home buyers and sellers of Realcomp’s MLS Rules. Specifically, Realcomp will share the fact that our MLS Rules prohibit unauthorized access and that consumers should not engage in unaccompanied showings for safety reasons. These messages will be shared with buyers and sellers through Realcomp’s public search site, MoveInMichigan.com:

 

“ATTENTION: SELLERS” MESSAGE

The Rules of the Realcomp MLS (“Rules”) prohibit agents from giving consumers access to a property for sale unless they are accompanied by an agent. Agents may not provide your lockbox combination to anyone – it is a violation of the Rules. The only exception that applies to this Rule requires you, the seller, to give written permission for a potential buyer to walk through the property unaccompanied. If you find someone who says he or she is a potential buyer in your home, unaccompanied by a real estate agent, and you have not given such written permission, then you should contact the police immediately. Please make sure you discuss this with your listing agent. Be safe!

Agents may not provide the lockbox combination to anyone – it is a violation of the Rules.  The only exception that applies to this Rule requires the seller to give written permission for a potential buyer to walk through the property unaccompanied. This usually only pertains to vacant properties. If you access a property without an agent, be advised that the property owner is encouraged to contact the police since such access may be considered trespassing. Please make sure your agent is with you when you are looking at properties. It’s the safest way to go!
