Exclusions Explained

 

Realcomp’s Listing Profile forms ask the question: “Are There Exclusions (Y/N)?”

This question refers to fixtures and/or specialty items that are affixed to the home in a permanent manner that the seller does not intend to include in the sale of the property.

This could be an antique light fixture, a high end stove, or even a new washer and dryer pair. Perhaps the window treatments are custom and match the bedding, or a family member passed along a special bathroom or foyer mirror. Again, the idea is to state “Yes” if exclusions do apply and to note the specifics of the exclusions on the appropriate transaction documents (i.e. remarks of profile form, the seller’s disclosure form, etc.). Exclusions should also be conveyed when the buyer’s agent calls the listing agent regarding offer instructions and made available for buyers to see when they view the property.

Some REALTORS® make it a practice to ask sellers to remove exclusion items from the property altogether before it is placed on the market. This way, there are fewer questions about whether items are staying or going.
