Realcomp’s Document Policy
To support accurate and complete listing data, certain listings require documents to be uploaded to the MLS.
Listings That Require Documents:
- Residential
- Condominium
- Multi-Family listings with (4) or fewer units
The following are exempt: Vacant Land & Commercial
Document Upload Requirements
- Documents must be uploaded within 48 hours of entering a listing into the MLS.
- Each document must be:
- Required documents vary. Any documents needed to submit an offer should be uploaded.
- Certain listings, such as leased properties, may still require a Lead-Based Paint Disclosure, where applicable.
Seller Requests to Withhold Documents
At the request of the seller, listing agents may withhold documents from the MLS.
A statement indicating documents on file at the listing office must be uploaded in place of the actual documents.
No Documents or Exempt Listings
- If no documents are available or uploading an Exempt Listing, a statement must be uploaded: “No documents available”
- New construction listings are exempt from document uploads; however, the listing must be noted in the Construction Features field as one or more of the following:

- New Construction
- Construction to Start Upon Sale
- Model for Sale
- Model Not for Sale
- Permit Ready
- Quick Delivery Home
Status Changes
If a listing was pending or conditionally withdrawn and then returns to active status, required documents must be uploaded within 48 hours of being placed back on the market.
Document Charges
- $25 charge if documents are not uploaded within 48 hours
- $50 weekly charge until required documents are uploaded
- Listings taken off market are no longer required to upload documents
Additional Documents
Additional (but not required) informational documents may be uploaded at any time, including:
- Condo bylaws
- Plat maps
- Preferred rental applications
- Feature lists or property information sheets
