In September, several system modifications were made to Realcomp Online® pertaining to “Listing Type” and “Level of Services Offered”. I want to step back in time and explain how we got here and why we made these changes.

In 2004, Realcomp adopted new policies requiring that each listing submitted to the MLS must indicate the “Listing Type”. At that time, the options were: A) Full Service; B) Limited Service; C) MLS Entry Only; and D) Exclusive Agency. Each listing could be Full Service, or Limited Service/Exclusive Agency or MLS Entry Only/Exclusive Agency. Once we implemented this change, we began to receive questions regarding the definition of a Full Service listing. Many of our subscribers were not familiar with this terminology and were unsure of what selection to make on their listings. We communicated that a Full Service listing was the traditional “Exclusive Right to Sell” listing type.

As a result of this further definition, many of our subscribers asked that we clarify the forms and change the listing type of Full Service to Exclusive Right to Sell, since this was a more common description. Realcomp agreed and made the change.

Since that time, we have discovered this change had more reaching effects than we anticipated. The result was that we tied an Exclusive Right to Sell Listing to a specific level of services. That was not the intent of this change. We simply wanted to provide Realcomp Subscribers with a viable method for identifying the level of services being offered on each individual listing.

Thus, Realcomp implemented the most recent set of changes related to listing type and level of services at the end of September. These modifications give us the ability to provide you with the detail of information that we originally sought. This is a substantial change to Realcomp Online® and I believe it is important that you understand the rationale behind it.
