You may be aware of a relatively new property database known as the Michigan Property Data Query for REALTORS®, or MPDQR. The idea for this database was discussed by a group of Association Executives and developed by the Traverse Area Association of REALTORS®. The Board of Governors reviewed a request from the Traverse Area Association to include all Realcomp listings on this site. The Board rejected the request for several reasons including:

• While this database is available only to real estate agents, it does not include an offer of cooperation and compensation. There is no presumption of commission protocol in this program.
• The Board remains committed to data security. Without the offer of cooperation and compensation, they do not feel that the benefit will outweigh the security risk of housing the MLS database offsite.
• There are limited fields on the listings that are included in the database and the information is only updated once per day reducing the value of the data.
• It is possible that some of the properties included are listed by agents who are not REALTORS®.

The goal of the Realcomp Board of Governors is to continue to merge with neighboring MLSs in order to bring you more information and eliminate the need for yet another property search database. We are committed to this goal and are looking forward to new opportunities.

There has also been some discussion regarding “for sale by owner” sites advertising that their listings also appear on Realcomp Online® and/or REALTOR.com. In order for a listing to be included in the Realcomp Online® MLS system, it MUST be listed by an MLS participating broker or agent and there MUST be an offer of cooperation and compensation.
