Simple Tips and Tricks for Getting the Most Out of Realcomp (6/15/10)

Quite often, it's the simplest things that can make the biggest differences in products, services, relationships and life! As such, we're sharing some of the simplest tips and tricks with Realcomp subscribers that can help make your usage easier, quicker, more efficient, or problem-free.
  • Tip #1 - You can access Realcomp's announcement screen at any time by clicking the DATE heading located at the top center of the home page.
  • Tip#2 - You can access Realcomp's homepage at any time by clicking the "Realcomp Online" heading at the top left of the home page.
  • Tip #3 - Always refrain from using the BACK button in your Internet browser software when attempting to revise a search. The BACK button does not provide reliable or consistent results. Use the REFINE SEARCH button instead.
  • Tip #4 - Avoid having your one (1) page listing printout spill over onto a 2nd page by setting your Internet Explorer printer margins to .25". You can access these through the “File” & “Page Setup” menu options. Another item that can cause listings to print across two (2) pages is the length of your “My Marketing Option Header” which allows four (4) lines of text. You can access through this the “My Preferences” module. You might try removing a line or two of text from your custom header or applying a smaller font to the text in the heading.
  • Tip #5 - Want to search for properties by multiple MLS area map letters and numbers? You can do this by separating each letter with a space, each number with a space, and choosing “Custom Advanced” from the drop-down modifier (which appears at the right-hand side of the screen).
  • Tip #6 – Do you have a favorite search that you like to run often that includes specific criteria from Additional Fields? If so, save your favorite search once and add it to your Realcomp Online® homepage, so you can access it quickly and easily (with as few “clicks” as possible).
  • Tip #7 – To display your saved searches and prospects on your Realcomp Online® homepage, select “Agent”, “My Preferences”, and scroll down the screen to the Home Page Setup section. Then, use any one of the drop-down choices (eight (8) are available) to display your Saved Searches and Prospects there. Click the “Save Information” option  and then the “Realcomp Online” link in the upper left-hand corner of the screen to return to the home page to see your search displayed there.
  • Tip #8 – Do you typically search the same county from Realcomp’s Public Record Database, but choose it from the drop-down menu each time you search? Save that county as the one you use most often so it appears as your default choice. To do this, select “Agent”, “My Preferences”, and scroll down the screen to the Search Defaults section. Then, select the county that you use most often from the drop-down list and click the “Save Information” option to save this change.
  • Tip #9 – Interested in pulling Price Statistics for short sales in a specific area? Here’s how you can do it:
    • Choose the Quick Search option from the Search menu on Realcomp Online®.
    • Enter the following criteria:
        o  Search Type – RS & CO (for single family dwellings)
        o  Listing Type – All
        o  Level of Service – All
        o  Status – Sold
        o  Area – enter your preference
        o  Search Price Minimum - $2,000
        o  Ownership Status – Short Sales “Y”
        o  Status Date – enter your desired date range
        o  From the Additional Fields selections, add the “Sale/Lease” field and check the “Sale” box.
    • “Save” your search and give it a name that will help you identify the search with “short sales”. You will be able to use this search again and again in your future research efforts.
    • Highlight this search from your list of saved searches and click “Run”, “Statistics”, & “Continue”. You will then see a report that contains data similar to numbers shown below.
    • You may want to edit your search criteria to pull statistics for the same months of the previous year – this will give you an “apples to apples” comparison for a year ago.

  • Tip #10 – Want to locate properties with Sheriff’s Deeds? Here’s how you can do it: Search Realcomp’s Public Record Database and add “Last Deed Type” to your search criteria from the “Additional Fields” box.  Next to the “Last Deed Type” criteria, click the “View List” option and select “Sher Deed/Sheriff’s Deed”. Add any other desired criteria and start your search. Save this search so the next time you want to pull properties with Sheriff’s Deeds, you can simply select it and revise your criteria.
