Can a Listing Remain Active in the MLS Once an Offer Has Been Accepted? (9/16/10)

MLS Policy Clarification - Effective Immediately: The answer is "NO" -- the status of the listing must be changed to either Pending or CCS depending on the following:

Short Sales and Private Sales:

At the time of an “accepted offer” (defined as a fully executed contract signed by the seller and buyer – even with contingencies), when no further showings are being scheduled, the property must be reported Pending. If there is an accepted offer and the seller agrees to continue to schedule showings for potential backup offers, the property must be reported as CCS (Contingent-Continue to Show). When no further showings will be scheduled, it must be changed from CCS to Pending.

Bank-Owned:

When the listing agent receives notification (i.e. e-mail) of an accepted offer and the seller agrees to continue to schedule showings for potential backup offers, the property must be reported as CCS. At the time of an accepted offer or when an offer exists and no further showings will be scheduled, the property must be reported as Pending.
