How to Verify Whether an Expired Listing Has Been Relisted


 

How Can I Determine Whether an Expired Listing Has Been Re-Listed?

This is an important question, since according to Standard of Practice 16-4 from the REALTOR® Code of Ethics, REALTORS® shall not solicit a listing which is currently listed exclusively with another broker.

In order to comply with this standard, whenever you plan to follow-up on a listing that is scheduled to expire or has in deed actually expired in the MLS system, you should make every attempt to verify that the property has not been re-listed before reaching out to the homeowner about the property.

One quick and easy way to do this, when viewing the expired listing, is to click the ALARM CLOCK icon (shown above). This will display a property history report (shown below), which shows all status changes the property has undergone in date order, based on that property address.

 

Check this report first to make sure the property has not been re-listed under another MLS number before contacting the homeowner.

A second step you can take to verify the property has not been re-listed is to perform a property search for actives based on the street address (address number range and the first few letters of the street name [i.e. Lynd*]). Be sure to use the asterisk at the end of your street name entry to pull all possible actives.

 If you don't find an active listing in the system using these two (2) methods, you should be in good shape to proceed with your outreach efforts.
