Reminder from Your Realcomp Board of Governors:

It is a good and ethical practice to point out to your sellers contract terms that secure your commission. In some instances, sellers are listing their homes with one broker "for sale" and another "for lease". Some contracts state the listing broker is entitled to a commission regardless of whether the property sells or leases. Under these circumstances, the seller could be obligating themselves to pay a double commission in the event the property leases. Drawing your seller's attention to this detail may be something you want to do at the beginning of the listing arrangement.
